On weekdays, Harry's Cafe at Bolsa and Springdale opens at 5 a.m. About an hour later, Kolache Factory opens at 6502 Bolsa Avenue near Edwards and starts selling kolaches and espresso. Both corners sit on a stretch of road that Huntington Beach began rebuilding on September 10, 2026, and the city expects to finish in spring 2027.
Bolsa Park runs south of Bolsa Avenue and north of McFadden Avenue, from Edwards Street west across Springdale toward Graham. The street work runs along the neighborhood's whole northern edge. The two places on that edge where people stop for food, Bolsa Center at Springdale and Team Plaza at Edwards, can each cover breakfast, lunch and dinner by themselves. The construction will make the trip longer for months, but it won't leave you with nowhere to eat.
What the City Is Rebuilding, and Why It Takes Until Spring
According to the city's project page, the work covers Bolsa Avenue from Bolsa Chica Street to Goldenwest Street. That's about two miles of road. The city lists seven pieces of work, starting below the pavement:
- Full-depth reclamation, which rebuilds the road base where it has failed
- Removing and replacing the top 2 inches of pavement
- Digging out an extra 5 inches in sections where the roadway has failed
- A new pavement overlay
- Limited replacement of curb, gutter, sidewalk, cross gutters and driveway approaches
- New curb access ramps
- Tree replacements, plus new striping and signs
The city council's July 7, 2026 presentation adds some detail. The pavement treatment changes along the route, from slurry to the 2-inch grind and overlay to full reclamation where the subgrade has badly failed. The new ADA ramps get push buttons, and the job also includes drainage and utility adjustments along with landscape work. The city's project page warns that "traffic impacts" should be expected for the whole timeline.
The money and the schedule explain how long this will take. The council agenda item proposed giving the contract to Sequel Contractors, Inc. on a bid of $6,783,480. With contingency and supplemental services, the estimated total project cost is $7,761,828. That figure doesn't all go to Bolsa. The same contract also covers a storm drain segment on Frankfort Avenue and five downtown alley segments. Its 200 working days, roughly ten calendar months, apply to the whole bundle. Funding comes from these sources:
| Funding source | Amount |
|---|---|
| RMRA, two accounts | $6,007,795 |
| Measure M, two accounts | $1,071,296 |
| OCTA | $682,737 |
As this post goes out in early November, the crews have been working for about eight weeks. The city's published timeline gives three dates: the award on July 7, the September 10 start and a spring 2027 finish. It doesn't give a block-by-block order, so a resident can't tell from the city page which intersection will be torn up in which week. Because the timing at any one corner is hard to predict, it helps that each corner can cover a full day of meals without the other.
The Springdale Corner Keeps the Longest Hours
Bolsa Center is the strip center at 6041 Bolsa Avenue, at the signal where Bolsa meets Springdale. Its anchor for early mornings and late nights is Harry's Cafe at Suite 1. Harry's website places this location at Bolsa and Springdale and describes a menu of hearty breakfast, lunch and dinner. The site lists general hours of 5 a.m. to 10 p.m. Monday through Thursday, 5 a.m. to 11 p.m. on Friday and Saturday, and 6 a.m. to 10 p.m. on Sunday. It also says the locally owned business has served the community for more than 20 years. The Bolsa location's number on its ordering site is (714) 898-1699.
The other two counters cover the middle of the day. Jersey Mike's at 6041 Bolsa Avenue, Unit 5 is open 10 a.m. to 9 p.m. every day. K-Grill at Suite 3 calls itself a Korean and Japanese teriyaki restaurant. Its site lists hours of 10 a.m. to 7 p.m. Monday through Friday and 10 a.m. to 3 p.m. on Saturday, with no Sunday hours. One part of the site says the dining room is fully open, while the hours section says "Take Away Only," so it's worth calling ahead if you plan to sit down.
From Monday through Saturday, the Springdale corner can feed you from 5 a.m. until Harry's closes at 10 or 11 p.m. Jersey Mike's adds a daily 10 a.m. to 9 p.m. window inside those hours.
The Edwards Corner Switches Over at Lunch
Team Plaza sits at the southeast corner of Bolsa Avenue and Edwards Street, at 6502 Bolsa Avenue. Here the day is split between two businesses, and the switch happens around lunch.
The morning belongs to Kolache Factory at #102. Its official location page lists hours of 6 a.m. to 2 p.m. Monday through Saturday and 7 a.m. to 2 p.m. on Sunday. The shop sells handmade kolaches for breakfast, lunch or a snack, along with espresso drinks such as Americanos and frappes. This location isn't new. In December 2021, the Orange County Register reported that the owners had expanded to a Surf City bakery at 6502 Bolsa Ave.
Next door, Anatolia Mediterranean Grill & Breakfast Restaurant at 6522 Bolsa Avenue takes over from late morning until night. Its menu runs from breakfast through kebabs, pides, appetizers, salads and desserts. Its Apple Maps listing shows daily hours of 11 a.m. to 10 p.m. From 11 a.m. to 2 p.m., Kolache Factory and Anatolia are both open, and after that Anatolia carries the corner until 10 p.m.
Add those up and the Edwards corner covers 6 a.m. to 10 p.m. most days. That's close to Harry's range at Springdale, with two kitchens sharing the shift.
How the Two Corners Line Up Across a Day
The listed hours side by side:
| Time of day | Bolsa and Springdale | Bolsa and Edwards |
|---|---|---|
| 5 a.m. to 6 a.m. | Harry's Cafe, Mon to Sat | Nothing listed |
| 6 a.m. to 10 a.m. | Harry's Cafe | Kolache Factory, from 7 a.m. Sunday; Graze Craze from 9 a.m. Mon to Sat |
| 10 a.m. to 2 p.m. | Harry's Cafe, Jersey Mike's, K-Grill | Kolache Factory, Anatolia from 11 a.m., Graze Craze Mon to Sat |
| 2 p.m. to 7 p.m. | Harry's Cafe, Jersey Mike's, K-Grill on weekdays | Anatolia, Graze Craze to 5 p.m. on weekdays |
| 7 p.m. to 10 p.m. | Harry's Cafe, Jersey Mike's to 9 p.m. | Anatolia |
| After 10 p.m. | Harry's Cafe, Fri and Sat to 11 p.m. | Nothing listed |
Monday through Saturday, the gaps fall only at the very start and very end of the day, and the Springdale corner fills both. Sunday is thinner on both corners. Harry's opens at 6 a.m., K-Grill lists no Sunday hours, Graze Craze is closed, and Kolache Factory opens at 7 a.m., so neither corner has a listed option before 6 a.m.
These are each business's published hours. Harry's general hours come from a page the company posted in 2023, and they don't specify a location. Check before you head out at the edges of the day.
The Newest Name at Team Plaza
Graze Craze is the most recent opening at Team Plaza. WhatNow reported in late July 2026 that the charcuterie shop had officially opened at 6502 Bolsa Ave., Suite 104. The report describes its boards, catering and grab-and-go items. The city's "New Businesses Coming Soon to HB" roundup, published October 19, 2026, lists Graze Craze at 6502 Bolsa Ave, #104 among its newest openings. The shop's location page takes online orders and lists hours of 9 a.m. to 5 p.m. Monday through Friday and 9 a.m. to 2 p.m. on Saturday. It's closed on Sunday.
Graze Craze sells a different kind of food from the rest of the corner. Kolache Factory and Anatolia are places to sit down or grab a meal. Graze Craze sells boards and catering, the kind of thing you'd pick up before a gathering. With the holidays coming, it gives Bolsa Park a place for party food on the same corner where you already buy coffee. Ordering online and picking up also means less time spent finding a way into the lot while work is underway nearby.
What Changes at Each Corner Through Spring
The construction scope reaches right up to these storefronts. Driveway approaches, curb access ramps and sidewalk are all part of the work. The city's published materials don't say which driveways are included or when crews will reach either corner. Since the two corners cover almost the same hours, a day when one entrance is coned off is a day to use the other corner for the same meal. You'd go from Harry's to Anatolia for dinner, or from Kolache Factory to Harry's for breakfast. Jersey Mike's and K-Grill at Springdale overlap with Graze Craze and Kolache Factory at Edwards for lunch.
Once crews finish in spring 2027, the pavement, curb ramps and striping along those two miles will be new.
The street work around Team Plaza and Bolsa Center is one of the things KND Real Estate Group keeps track of when we price homes in Bolsa Park. Buyers looking at a home near both corners this winter will see the street mid-rebuild, and the ones who look after spring will see it finished.
